Mike,
Per the USGBC, LEED NC addresses new buildings and major renovations.
LEED EB is designed to address O&M of existing buildings. If you are
performing a major renovation (which I think you are in this case), you
should use LEED NC. As a rule of thumb a major renovation involves
elements of major HVAC renovation, significant envelope modifications
(adding 2 stories would fall under this I think) and major interior
rehabilitation (Page 24 of the 2.2 reference guide).
 
I would say you fall under NC. You will probably get less credit for
your energy performance, but I think you can take significant credit in
the MR section for retaining the existing building shell.

Hi all, 

I have aLEED EA-1 question that I am hoping someone has had to deal with
previously. 

I am looking at a potential LEED project that involves the extensive
renovation of an existing building and the construction of a new
addition.  The existing building is three floors (15,000 sq.ft.) and the
new addition will be two stories (4,000 sq.ft.).  

I am wondering how USGBC is currently dealing with projects that
incorporate renovation and addition.  At what point is a project still
considered an existing building allowing the use of the Existing
Building savings percentages?  I cannot seem to find a discussion about
it in the NC 2.1 User's Manual.  

Any advice would be appreciated, thank you.
