What type of HVAC system do you have?  If it is a VAV, it sounds like
your system is functioning fine (summer is when VAV matching wreaks
havoc).
 
Check your winter outside air, window type, operating hours (do you heat
at night ??).

Hello All,
              I am modelling an 124,000sqft five storied building in
eQUEST 3.61. I am benchmarking the model's electricity, demand and gas
use using the actual billing usage. I am able to benchmark the
electricity and demand use  but not the gas usage. I am able to get
pretty good streamlining in summer but not in winter. In winter the
total therms is up by 154% of the normal billing usage.
 
Does eQUEST overestimates the gas usage.
 
Any clue, help or direction would be appreciated.
