Hi Jaigath

I think you can simulate M&E rooms, or restrooms and other as unconditioned
zone.

One points is the exhaust ventilation can take the internal heat outside.
For example, in the M&E room, there is some devices which are emitting heat
into air.
If you simulate them as uncondictioned, I think you'd better remove the
internal heat gain (lighting, equipment, and other).

The main affect that you simulate them as unconditioned zone is: the air
temperature will be higher than real conditioned, and the heat exchange
between these unconditioned zones and air-conditioned zone will increase a
little. However, this should be very small..
