[Bldg-sim] Modeling and Taking Credit for New District Plant

All,

 

Can anybody clarify with me how to model the following situation in both
the "As-Designed" and "Baseline" models in order to comply with LEED
protocol:

 

I have a plant that will serve two new construction buildings, with
condensing boilers and frictionless chillers. I am modeling the two
buildings separately, but I would like to take credit for the high
efficient equipment, therefore I believe that I should go forward with
Option 2 in Treatment of District or Campus Thermal Energy in LEED V2
and LEED 2009 - Design & Construction. How can I account for the
estimated load from the other building in a way that it remains
identical between the Proposed and Baseline cases? The baseline system
should be ASHRAE 90.1-2007 System #5, with DX coils.
