Agreeing: "total conditioned floor area."

If your takeoff places you on the cusp between one system type vs. another, it may save you a headache later to share/coordinate your takeoff now against the designers responsible for filling out the LEED project area inputs, to ensure they aren't going to report a disagreeable figure down the road.  This may also be a good time to evaluate & advise the design team whether either baseline system type happens to compare particularly favorably against the proposed design.

Hello All...
I am making a model in Design Builder,for that I chose the HVAC system
according to the ASHRAE 90.1  in Appendix G table G3.1 providing the
HVAC system based on sq. ft area. I want to know that this area is
conditioned area of the floor or it is the total floor area of the
building.
