No that's not right.  The zone air temperature is influenced by
conduction through the surfaces, and quite a few other terms.  You'll
have to keep reading, I think conduction comes in about page 18 of the
engineering ref.  

 

EnergyPlus uses the "Zone Heat Balance Model."  You might try other
descriptions of it in ASHRAE literature and handbooks.
