Mohammed,
First, you should model the building system as it is installed (ignore the ASHRAE baseline here), including envelope.
You then have to do swap in the appropriate ASHRAE Baseline system for the CI area.  That's 1 model.
In your proposed model you should model the actual system being installed in the CI portion.  That's 2 models.
If the engineers are modifying the Base Building plant or systems in the design then in the 1st Baseline model you will swap in the appropriate ASHRAE appendix G systems for the replaced equipment.
You also have to model another building based entirely on ASHRAE 90.1 and Appendix G, using the typical modeling procedures that you would use for a LEED NC project.   That's 3 models.
So, you will have 3 eQuest models or you can use parametric runs to eliminate one of the models, but you will have 3 sets of results that you need to submit to the USGBC.
You will then use the more efficient of the 2 Baseline models for your energy comparison.

I have not had a CI model reviewed yet, but this has been my interpretation thus far.
It is very time consuming.  Maybe going for EAC1.3 Option 1 would save some time?

Subject: [Equest-users] HVAC selection in LEED CI

Dear All,

I am working on LEED CI certification for office building (area 5382sf) . I have a problem to select the baseline HVAC system to calculate the saving for EAC1.3 In the LEED CI. The rating system provide the modeler the ability to choose the simulation method (ECB Section 11 or Performance rating).

But in case I used the performance rating method , what is the baseline system?

It will be System 4- PSZ-HP (depending on that the area is below 25,000sf)

OR

System 8 -VAV/with PFP box depending on that the office is in tower ,and the whole tower area is more than 15,000sf (in this case ,a separate meter will use to calculate the office energy usage)


Any advice
