[BLDG-SIM] 100% outside air conditioning in a multipurpose building

Hello
  I am modeling a multipurpose building. 
  Certain zones in this building demand 100% outside air (i.e. laboratories with fumehoods)
  Can anybody give me suggestions as to how I can model such a condition?
  Would I need to model two systems, with one system dedicated to conditioning the laboratories?
  Any help / suggestions or pointers to literature/ examples would be immensly helpful.
