EZSim is a low cost spreadsheet simulation model that produces a 
performance graph independent of climate.

Degree days are not appropriate since balance temperature is rarely 65 deg.
EUI doesn't tell you much about specific enduses witin the facility.
Energy Star provides an EUI ranking that is questionable for some 
building types.
