[BLDG-SIM] Temperature control in underfloor air system

Hello all,
 
I am having difficulties modeling the temperature control side of an
underfloor air system.  Air is to enter the zones at 63 degF.  Supply
air is passed through a cooling coil set to provide 55 degF air (for
humidity control).  A portion of the air bypasses the cooling coil and
mixes with the 55 degF air in order to achieve the 63 degF SAT.  Is it
possible to control the coil leaving temperature while also maintaining
the zone entering SAT?
 
I do know that the 'Zone Entering Min Supply Temp' specified in eQuest
is used to calculated the design supply air flow rate and that the 'Coil
Design Bypass Factor' is a max setpoint for the system.  Hourly Reports
of zone temperature, cooling coil leaving temperature, and return air
temperature suggest that the 63degF supply air is not achieved.   Does
anyone have experience with this?
