[Bldg-sim] Benchmarking the billing data.

Hello All,
              I am modelling an 124,000sqft five storied building in eQUEST
3.61. I am benchmarking the model's electricity, demand and gas use using
the actual billing usage. I am able to benchmark the electricity and demand
use  but not the gas usage. I am able to get pretty good streamlining in
summer but not in winter. In winter the total therms is up by 154% of the
normal billing usage.

Does eQUEST overestimates the gas usage.

Any clue, help or direction would be appreciated.
