Both the Window AC and the Unitary System objects use the DX cooling 
coil object Coil:DX:CoolingBypassFactorEmpirical.  This cooling coil 
object is probably what you will need to use.... cooling only, single stage.

Probably easiest for you to use the Window AC example.  In EnergyPlus, 
the Window AC object is a piece of zone equipment that is relatively 
easy to define (see example file WindACAuto.idf).  For the Unitary 
System object, you need to define an air loop which means additional 
inputs that are probably not needed for what you are doing.
