After looking into it more, it appears that the unit ventilator will provide me with the same properties as a 2 or 4 pipe fan coil.  If anyone knows of any issues or potential issues with modeling a 2-pipe fan coil as a unit ventilator with a cooling coil only, please let me know.

Is there no 2-pipe fan coil units in Energy+? I see the 4-pipe fan coils, however the fan coils I want to model are 2-pipe cooling-only fan coils. Is there a way to set up the 4-pipe system so that it will ignore all of the heating related inputs? Or does anyone else know of a way to simulate a cooling-only 2-pipe fan coil?
