[EnergyPlus_Support] Modular simulation of the mechanical system

Dear all, 

How can I simulate mechanical system in EPlus (except for zone model)?

For example, 

1) AHU-only simulation: no zone model, return air temperature is given
2) Chiller-only or Boiler-only simulation: return water temperature is given

All boundary condition may be fed by the schedule object. 

Any reply would be appreciated.
