Yes, as realistic as you need for accurate simulation. 

One can only have 1 Building Object per IDF.

I assume that in IDF I should create 1 building object and that real buildings (in my case 4) should be created with as much zones as needed, and that each real building should contain its zones, just to detach them from the other buildings?
