I have used the WaterHeater:Mixed object before, to model a heat exchanger which heats ethylene glycol (use side) with hot water (source side), so I confirm that it works with other fluids.

Steam models do use fliud properties in the calculations.

The water heater use and source nodes can model a HX. But as I write
this I wonder if a flud other than water is allowed to connect to the
use and/or source side of the water heater (it should be allowed, but
is it?).
