Thank you for the advice. I agree with your assessment of whole building. I
did enjoy reading the interpretation section you suggested below. I think we
are all guilty of trying to work the code into our projects instead of
working our projects to meet code. Hehehehe.

I would also recommend checking the standards interpretations on ASHRAE's
website (http://www.ashrae.org/technology/page/121) since there are a few
that apply to those exceptions.  The exceptions haven't changed between 2004
and 2007 so look at both for official interpretations of when to use those
exceptions.

 

In applying those exceptions, the baseline system from Table G3.1.1 must
still be used for the predominant condition, held by ASHRAE and the
USGBC/GBCI to mean the portion of the building with the larger square
footage (i.e. the office portion of a warehouse is not the predominant
condition).  So even if one of the exceptions applied for your building, you
would still have to model at least a portion of the building with the
standard baseline from Table G3.1.1. (Peter - that is what the reviewers did
not say, probably to stay clear of the GBCI's rule about not offering design
advice).

 

Jeffrey - Table G3.1.1 is intended to apply to entire buildings, so unless
the two wings are completely separate with no shared party walls, systems,
foundations, etc. it will probably be difficult to get the reviewers to
accept using a different baseline for both of the wings.  If one of the
exceptions does apply, it may be useful on one of the wings, but the
submittal should include a detailed explanation of why the exception applies
so the reviewers can understand the circumstances better - they tend to view
the exceptions as being more or less rare.

see appendix g, section g3.1.1, exceptions (a), (b), and (c).  depending on
the occupancy of your wings these may apply.  if using an exception i find
it useful to note the exception in my narratives and if commented on in the
response to the reviewer's comments.

Hi All,

 

If a building has an overall area greater than 25,000 sq ft, but has
distinct wings each less than 25,000 sq ft and each has independent HVAC
systems, would one use System 6 (overall) or use System 4 (based on each
wing) to determine baseline type?
