Omer,

In ASHRAE 90.1-2007, Section G3.1.1 Exception A States "Use additional system types for nonpredominant conditions (ie. residential/nonresidential or heating source) if those conditions apply to more than 20,000 SF of conditioned floor area."

That means you will have one baseline system type from Table G3.1.1A for the residential spaces (System 1 or 2). Then do a second system selection type for the remainder of the building using the same table. Note that there are further exceptions that might allow you to break out additional systems based on space loads etc.

In a project to be LEED certified, we have the following areas:

10400 m2 retail and restaurant
11000 m2 residential (multifamily)
12000 m2 underground car parking

In selecting the baseline HVAC system, would this be considered a 
RESIDENTIAL or NONRESIDENTIAL building type? What is the criteria for 
selection?
