Brendan,

The 90.1 User's Manuals (2007 & 2010) use "floors" and "stories" interchangeably in the section on Baseline HVAC System Types, and not just for residential buildings. (See p. G-23 in 2007 or G-27 in 2010.) As you note, the 90.1 definitions for "stories" excludes basements (though there is no definition for "basement"). So it is possible that basements should be excluded for determination of Baseline HVAC System types. I could not find a definitive answer in the archives and the answer was inconclusive in this previous discussion<http://lists.onebuilding.org/pipermail/equest-users-onebuilding.org/2010-July/005276.html>.

Good point,  I should have been more specific, it's for 90.1/LEED.  We were doing a model for another MEP firm and they had wanted to review it separately. It's about 140,000 ft2 and they were claiming that we used the wrong baseline. I couldn't find anything in 90.1 or the user manual that addressed the definition floors directly, there is reference to "stories" that excludes basements but I only saw that applied in appendix G to residential buildings. I felt that all conditioned floors should be counted regardless of where they are situated. I was pretty sure I was right about it but I wanted to get some second opinions.

Hi Brendan,

I think different people/disciplines tend to define them differently. You didn't say what your application was. If it is for ASHRAE you can check their definitions, such as in 90.1. Is someone else saying your case is NOT 7 floors?

Just trying to make sure I'm not going crazy here. If you have a building with 5 floors above ground, a conditioned basement, and a conditioned penthouse that is 7 floors. Right?
