[BLDG-SIM] dehumidification using cooling coil in equest

I am trying to simulate  UF system and use only cooling coil for
dehumidification (max 50%)- but without much success. (climate is
houston - not sure if just cooling coil will even work)

Here is what I am doing:

Run a case with min-supply-temp set at 62F - get the supply cfm.

Run the next case with above supply cfm's, and min-supply-t at 53
F(error if I go below this number), cold deck temp at 62, increase in
supply temp due to duct gains - 2F (I have done the other stuff like
some part of internal loads in the plenum etc.)

The SS-N report shows that the humidity is between 60-69% for majority
of the hours. 

Are their any other variables that I need to change? Any suggestions are
highly appreciated.
