[EnergyPlus_Support] comis : windows vertices

Hi,
My walls upper rentilation openings on the est and west walls are
parallel to the roof slope, if I keep the openings rectangular COMIS
do not like that I get an error message:

AN ERROR IS REPORTED (Comis) ventilation OUTPUT IS LIKELY TO BE WRONG
   *************
   ************* ===== Recurring Surface Error Summary =====
************* The following surface error messages occurred.
   *************
************* Base Surface does not surround subsurface errors
occuring...
************* Check that the SurfaceGeometry object is expressing
the proper starting corner and direction [CounterClockwise/Clockwise]

If I keep the lateral sides of the window vertical I get another
error message like " window diagonal are not equal"

If I use 3 vertices windows still COMIS complain but do not make
reference to those openings I just get :
AN ERROR IS REPORTED (Comis) ventilation OUTPUT IS LIKELY TO BE WRONG
Any idea ?
Thaks a lot for reading this.
Andrea.
