I don't have suggestiongs how much attic infiltration is. You may try to 
find values in other publications.

The AirflowNetwork model requires an air primary loop. Any coils and fan 
have to be a part of the loop. The allowed coil types are listed in the 
Energy+.idd and Input Output Reference. An example input file of 
AirflowNetwork_Multizone_House.idf uses UNITARYSYSTEM:HEATPUMP:AIRTOAIR. The 
unitary system uses allowed coil types. The answer to your question is that 
if a compact unitary system uses allowed coil types, it should work.
