It relates to what construction you are going to use. When you use DB to draw building, the floor area you have is total area (floor areas + areas taken by wall assembly). If you have thicker wall, your floor area will be taken more sometimes over 5%. That is actually not a good feature in DB that you have to calculate your design areas by deducting the areas taken by constructions. And DB always show you total area. Thanks
