design builder is main use to make model very simply my advice to u to simulate both wings with different sys like vav nad cav this is possible in e+ only.
 
thr is no use of edited file in design duilder, e+ gives very accurate results.
u can use diff system in e+ very simply.

Hi,

I am trying to model the HVAC system for a new building. The building has two wings, connected by a narrow corridor.
The north wing is served by a constant-volume system. The south wing is open office, primarily served by a VAV system with hot water terminal reheats, but with one zone served by a constant volume AHU.

Heating is supplied by a single boiler, and likewise cooling by a single chiller.

I am using DesignBuilder to do most of the data input, and plan to only edit the IDF files as a last resort. Once I hand-edit the files, it is impossible to take them back into DesignBuilder.

DesignBuilder lets me put in either a multizone VAV or CAV system, but not both into the same building.

Would it be a reasonable approach to model the entire system as a VAV system, and then set the minimum turndown for the North wing to 1.0 (ie. to mimic constant volume)? Is there another way around the DesignBuilder limitations?
