I have seen this before when users put in the interzone
surfaces so as to let EnergyPlus create them and then, for some reason,
also put them in as surfaces in the zone.

You need to look at the Surface Details report as well as the .eio file
numbers for volume.

The volume calculation is a polyhedron volume calculation, there are
several formulas shown on the web:

I do not have an exact reference for the method we use in
EnergyPlus.
