Hi Amy. 1. You can model only one apartment by either using adiabatic surfaces or by defining in each surface its outside boundary condition as being the oposite surface. For example, you can specify the outside boundary condition object of your apartment floor as being the ceiling surface and in the ceiling surface specify the outside boundary condition object as being the floor surface. 2. A first answer is usually no, but every case it's a case, and it depends on how much accuracy you want (regardless if that accuracy increase is very little comparing to the extra time you have to invest in building your model). You should read the chapter "overall scheme/methodology for running EnergyPlus" in the Getting Started document to understand what simplifications you can to your model.
