[EnergyPlus_Support] AHU coupled with FCU and separate Exhaust

Hello everybody..

I have the challenge to model a lab space which is conditioned via 2 two-speed FCU units which in turn are served with preconditioned air coming from a central AHU. Besides the regular exhaust fan, there are multiple exhaust fume hoods installed in the space.
Although the lab is part of a larger building, as of now, I have a single zone model considering interior surfaces adiabatic since the focus is solely on the performance of the lab space itself.

I started with using the fourpipefancoil object in combination with district heating and cooling. But already here I'm having somewhat problem as to how to include a separate exhaust fan. Further, I would need to somehow offset the FCU air inlet temperature to account for the preconditioned air.
I am wondering what the configuration of this system would be in EnergyPlus. Also, how would one control these?

I hope I provided enough information and look forward to your feedback,

thanks
T.J.
