No easy answer here...I would opt for the templates to produce the .expidf
and then rename it to .myidf and then continue working in myidf.

1. Create an AC model within Openstudio using the packaged roof top template and then just try to modify the parameter i know from the specs (previously presented), since the Openstudio systems are autosized almost everywhere

The first option looks to me faster to realize while the second more accurate; on the other hand the E+ template concerns really big and power systems (I think) so if I just change some parameter here and there will the HAVC model still work? 
So I hope that someone can advice me on what is the best way to proceed!!!
