To do this, right click on the box you are editing and click on the 'edit user expression' or to apply to all windows try 'edit user default' and 'default user expression'.  Use 40% instead of where 95% is mentioned in the link and adjust for framing if necessary.  If you are unfamiliar with expressions this is one of the most likeliest places to start.

Can anyone please let me know how to model 40% glass on the baseline design?

In my proposed design I used customized glass as there is 100% glass on north and south.
