  you have to use predominant condition to determine the system type for 
entire building, refer to ASHRAE (as highlighted) provided:

Dear All,

In a project to be LEED certified, we have the following areas:

10400 m2 retail and restaurant
11000 m2 residential (multifamily)
12000 m2 underground car parking

In selecting the baseline HVAC system, would this be considered a 
RESIDENTIAL or NONRESIDENTIAL building type? What is the criteria for 
selection?
