Noa,

eQUEST uses the DOE-2.2 building energy simulation program as its simulation "engine".  
DOE-2 takes into consideration humidity quite well, and in humid locations latent loads 
can be as much as 40% of the total cooling loads. The air-conditioner is controlled with a 
thermostat that turns it on when the indoor temperatures exceed the scheduled cooling 
control temperature.  You can also model natural ventilation (i.e., opening windows in a 
residential building) or mechanical ventilation (i.e., an economizer in a commercial 
building) when the outside conditions are suitable.  In other words, you will be able to 
model the building and its air-conditioning system in a very realistic way.  As far as 
changing the  R-value of the walls, that's certainly easy to do, but keep in mind that DOE-2
models the building surfaces in a more detailed method that requires you to input the 
thermal characteristics layer by layer (thickness, conductivity, and specific heat).  As 
for modeling the air-conditioner, DOE-2 allows input for the steady-state or design 
efficiency that are then modified hour-by-hour using performance curves based on the 
outside air conditions and part-load-ratio.  If you don't have
this information, there are default efficiencies and performance curves.
