It has to do more with how the building is conditioned.  If the sensors (thermostats) are in separate areas and they control cooling, heating or ventilation based on separate areas, then you should separate the building into those zones.  If it really is controlled as a single zone, then one thermostat and no walls inside that zone are necessary.  But remember that walls and furniture, etc. do have thermal mass, which you should account for.
