Usually in a house, all or most the rooms have a supply air grille. This air will be pulled back through a hallway to a return plenum. I suggest you model this with air terminals in both zones and pull air back to the air handler through each zones return node. See example FurnaceWithDXSystem.idf for air loop connection examples. Example files TermRhGenericOAHeatRec*.idf has an example of heat recovery in the OA system.

PS : We do use a single duct uncontrolled equipement in zone 1 equipment list and this gives us the ability to connect supply nodes to zone 1
We are planning to use AFN in this project. We are 100% Outside air.
