I would run two models, one with and one without the heat exchanger, and compare the differences externally. I believe that the  'On-Site Thermal Sources' is the heat transferred by the air to air heat exchanger, but not the energy displaced by no longer needed to create that heat (or remove it for cooling) and distribute it to the AHU
