Correct. But unless you use exhaust fan to expel the air, the return
flow rate will not be 0 so you will have to make sure the return air
gets exhausted at the OA mixer. It really doesn't matter where the air
exits the building, so either ensure 100$ OA or exhaust the same amount
of supply air from the zone.
