The closer the weather “station” is to your building’s site, the better I like it. That said, most sites have very similar weather if they are within 30 miles or so unless altitude changes a lot. If you are within 3 miles of a NOAA site (or other “official” site), that sounds plenty close for good accuracy.
I think the key for your calibration is that the weather will match your billing periods. Closeness to your site is not as big an issue unless the weather and building sites are far apart.
p.s., Keep in mind that, if you have both electricity and natural gas, the billing periods probably do not match and you may need more than 12 months of data to capture the entire billing period for both utilities.

Dear all,
I'm thinking of calibrating an EPlus model with AMY (Actual Meteorological Year) file from Weather Analytics (<http://www.weatheranalytics.com/wa/>http://www.weatheranalytics.com/wa/). However, they offer 2 types of AMY files.�
Wanted to ask if anyone could provide any insights as to which would be preferred for calibrating the model.
The description for the 2 types are as follow:
Weather Analytics Station�We integrate the latest and best available weather data from NOAA and nearby Meteorological Stations to form these 35km x 35km modeled areas.
Meteorological StationWeather Analytics provides on-demand, gap-free weather files for 8,000 official Meteorological Stations located across the globe.�
Note: The nearest weather station is about 2.88 miles (4.6 km) from the actual site based on their latitude and longitude.
