Well first of all I think the problem should be devided into two sub-problems:
1 - The thermal simulation of the actual swiming pool;
2 - The simulation of the HVAC systems neaded to ensure confort inside the actual zone.
In regards to the fist problem my idea is to use a tank heater obejct to simulate the actual pool inside a thermal zone since you can place one of these objects, inside a zone, and adjust the sensible energy loss to those of a real one. Another aspect is that with a tank object you can garantie the integration of the energy neaded to heat the water an account for water loss, that would corresponde to a certan water consumption. That latent loss into the zone would have to be introduced into the zone with another object.
The second aspect of the probelm I don´t have a real idea about but there might be a change to use a HeatPump object...
