You don't specify the refrigerant properties. You instead specify the 
air-side performance through the use of performance curves. Read the 
EngineeringReference for Single-Speed Electric DX Air Cooling Coil and 
the InputOutputReference for Coil:Cooling:DX:SingleSpeed. Example files 
will show you how to connect the required fan and coil objects to the 
unitary system, see FurnaceWithDXSystem.idf as a start.
