[EnergyPlus_Support] Constant temperature with AC

Good day everyone,

I have a hardship to set constant temperature in the zone using simple air cooled AC that works from electricity.For example 24 C in the zone throughout a day ( Tropical conditions ).

I have used HVAC for simple ideal loads system, (PTAC) and VAV, however, the temperature in zone reducing for 2-3 degrees compare with outside temperature. 

Moreover, I tried to set a specific temperature in HVACTemplate:Thermostat, however, it seems like E+ doesn't really take into consideration required temperature.  

It would be great to get help and suggestions. Thanks in advance.
